3-room apartment in Šiška
We are mediating in the sale of a spacious 3-bedroom apartment, located on the 4th floor of a residential block on Šišenska street in Ljubljana. The layout is practical and suitable for a family of several people. It includes 2 bedrooms, a bathroom, a kitchen and a living room. The gross area of the apartment is 68.71 m2 and includes a net living area of 61 m2, a balcony of 4.7 m2 and a basement storage room of 3 m2.
Parking for the residents of the block is arranged in front of the building. There is also a common drying room (one drying room of approx. 5 m2 for every 3 apartments) and two bike rooms on the ground floor of the building.
Only the windows in the apartment have been renovated so far (3-layer PVC – except in the living room), the facade of the block was renovated in 2012.
There is no elevator in the block.
The equipment can be left in the apartment or it is a matter of agreement between the seller and the buyer.

The apartment has electricity, water, sewerage and gas connections. Heating is arranged via a heating plant – gas pipeline. Monthly costs in winter are up to 230 eur + reserve fund, while in summer they are around 120 eur.
Parking:
Parking is arranged in front of the property, but the parking spaces are not owned.
Other:
ZK and other documentation are in order (the block has both a building and a use permit). The condition of the seller is that the buyer undertakes the payment of sales tax in the amount of 2%. It is possible to move in within 3 months.
